Federal fire data puts a number on it, and the number is not what most people expect. The gap between a chimney fire that stays in the flue and one that doesn't is about 85 to 1.
Most chimney companies sell maintenance on a vague sense of dread. We'd rather show you the actual arithmetic, because the real numbers make the case better than the scary ones do.
The U.S. Fire Administration tracks every residential fire reported to a fire department in the country, and it splits heating fires into two categories: confined fires, which stayed inside the flue or firebox, and nonconfined fires, which got out. Here is the average property loss for each.

That is a difference of roughly 85 times. The fatality rate moves the same way: effectively zero for confined fires, and 10.2 deaths per thousand fires once the fire is loose in the structure.
Containment is the whole argument
Read those two numbers carefully, because the honest conclusion is narrower than the one a salesperson would draw. The data does not say that swept chimneys have confined fires and dirty ones don't — it isn't a study of maintenance records. What it establishes is that containment is worth about $27,850 per incident.
What does the containing is an intact flue. A liner with no cracks and no open joints is a sealed pipe running through the middle of your house, and a fire inside it has nowhere to go. A liner with a crack in it is a fire that has somewhere to go.
This is also why a chimney fire you got away with is not reassuring. Chimney fires burn hot enough to crack clay flue tiles and drive mortar out of the joints. The flue that contained this year's fire is frequently the one that can't contain next year's — which is exactly why a Level 2 inspection after any known or suspected chimney fire isn't an upsell, it's the standard.
How often this happens
More often than most homeowners assume. Across 2017–2019, U.S. fire departments responded to an annual average of 34,200 residential building heating fires, causing 165 deaths, 600 injuries and $367 million in property loss. Heating is the second leading cause of residential building fires, behind cooking.
Of all those heating fires, just under half — 49.4% — were specifically a chimney or flue fire confined to the chimney or flue. That works out to roughly 16,900 chimney fires a year in the confined category alone.

Two more details from the same federal dataset worth knowing. Eighty percent of residential heating fires happen in one- and two-family homes, which take 93% of the deaths — the USFA's own explanation is that single-family homes have the fireplaces and chimneys that apartment buildings don't, and that their heating systems are maintained by the homeowner rather than by a building's staff. And the whole thing is seasonal: January alone accounts for 20% of the year's heating fires, December 15%, November 12%.
October is 7%. That gap between October and January is the entire argument for booking before the weather turns.
The claim we're not going to make
Sweeping your chimney will not cut your heating bill in half
You will find that claim, with a specific percentage attached, on a great many chimney company websites. The most common version says a tenth of an inch of soot cuts heating efficiency by 50%. We went looking for the study behind it and there isn't one. The closest real measurements come from commercial boiler maintenance, where this is actually instrumented, and they put a sixteenth of an inch of soot at around 4% — not 50%. Sweeping is a safety and draft job. That's enough of a reason on its own, and we'd rather tell you that than quote you a number we can't stand behind.
What genuinely does cost you money in heat terms is a damper that no longer closes, and an open masonry firebox — the Department of Energy notes an open fireplace can pull as much as 300 cubic feet per minute of air you've already paid to heat straight up the flue. Both are things we can look at and tell you about. Neither is fixed by sweeping.
What to actually do about it
- Get it inspected once a year. NFPA 211 §14.2.1 puts it plainly: chimneys, fireplaces and vents are to be inspected at least once a year, and cleaned and repaired if necessary. Note the order — inspect annually, sweep if the inspection says so.
- Book in spring or summer if you can. Same work, and you get your pick of times instead of competing with everyone who noticed in October.
- Get a Level 2 inspection after any chimney fire, any significant storm or earthquake, and before you buy or sell a house.
- Keep the invoice. If you ever file a fire claim, a dated inspection record is cheap evidence to have.
